Plots in approved layouts at Kaggalipura, off Kanakapura Road, are in the BDA's final notification for the Peripheral Ring Road-2. Their owners hold land-use conversion, layout approval, RERA registration and khata. Some are paying home loans on them.
Why
The BDA first notified its intent to build the 52 km road in 2005–06. Its final notification, issued in September 2026, confirms the acquisition of about 1,427 acres for a 10-lane road parallel to NICE Road, from Hosur Road to Tumakuru Road via Mysuru Road. The layout approvals came later, under the regional development authority's plan for the outskirts.
Owners say the land in the BDA's notification falls outside the road's alignment in that regional plan. The BDA says it has not changed the alignment, and that present owners can file objections in writing.
What it means for land due diligence
An approval does not lift an acquisition notification. For developers acquiring land on the outskirts, landowners entering a joint development, and capital partners funding either, the title search needs to cover every acquisition notification ever issued on the land, however many approvals it has received since.
