Where Bengaluru's pipeline sits
Upcoming supply across the city, grouped by direction and distance from the centre. Housing is compared with housing launched since 2022.
- Darker tiles hold more upcoming supply, of every use. Grey tiles have launched projects only.
- Lines split the city into eight directions from MG Road, with rings at 10 and 20 km.
- Every figure covers several projects. No single project is shown.
Housing by direction from the centre
Each direction's share of the city-wide total for housing (residential and mixed-use). Recent launches are mostly housing, so housing is compared with housing. The areas listed help you find your way; they are not boundaries.

What stands out
Updated with the figures each month.
- For housing, the north stands out: it holds 24% of upcoming housing land, against 17% of recent launches. The south-west also holds more than its recent share, 12% against 6%.
- The south-east and east led recent launches. They hold less of what is coming: 27% and 15% of upcoming housing land, against 32% and 21%.
- By distance, upcoming housing looks much like recent launches: about a third of the land lies beyond 20 km in both (34% and 33%).
- Most upcoming land for other uses, 69%, lies beyond 20 km, against 34% for housing.
Shares are of land area and rounded to the nearest whole per cent, so a column may not add to exactly 100. Each site is counted once, and land that has already launched is left out as far as can be established. Recent launches are housing projects launched since January 2022. A figure is shown only when it covers enough projects.
