Feasibility studies
Before committing to a parcel, a developer needs to know what the market around it will take. A BREI feasibility study answers that for one site, using the same pipeline research that runs through this site.
What a study covers
- Catchment. Who lives and works within reach of the site, and how that is changing as roads and metro lines open.
- Sales pace and unsold stock. How quickly comparable projects nearby are selling, and how much is still unsold.
- Future supply. What is in the pipeline around the site and has not launched yet, and when it could reach the market.
- Pricing. Where comparable projects sit, and the range the site could support. Estimates are labelled as estimates.
- Product mix. Unit sizes, configurations and phasing that fit the catchment and the competition.
How it works
- Tell us about the site. Location, approximate size and what you are considering.
- Scope. We agree the questions the study has to answer, and when it will be ready.
- Research. The site, its catchment and its competition, checked against the records BREI tracks.
- Report. A written report that shows the evidence behind each finding, followed by a discussion of what it means for your decision.
Independence
BREI does not sell property and does not take a stake in the projects it studies. A study reports what the evidence shows, including when that is not the answer the client hoped for. BREI does not write about a project it is advising on without saying so.
Confidentiality
What you tell us about a site stays between you and BREI. It is not published, and a study is not shared with anyone else without your written agreement.
